Q. How much will it cost?

A. My prices are based on the square footage of the home.

  • Less than 1000 sq ft $500.00
  • 1000 – 1499 sq ft $550.00
  • 1500 – 1999 sq ft $600.00
  • 2000 – 2499 sq ft $650.00
  • 2500 – 2999 sq ft $700.00
  • 3000 – 3499 sq ft $750.00
  • 3500 – 3999 sq ft $800.00
  • 4000 – 4499 sq ft $900.00
  • 4500 – 5000 sq ft $1000.00
  • Over 5000 sq. ft. Call for pricing.

Multi family homes are based on total sq footage plus $100/additional units
​Outbuildings (i.e. Detached garages, barns, cabanas, pool houses etc.) 150.00/each

Q. How do I schedule a home inspection?

A. Simply call. If I am out of the office , please leave a message and I will return your call. Inspections can be scheduled 7 days a week. There is also a request a quote page on this website to help you.

Q. When is payment due?

A. Payment is due upon completion of the inspections that day. Personal check, cash and major credit cards (A 4% C.C fee will be added) are acceptable. A $75 fee will be charged if you fail to provide 24 hour notice of cancellation.

Q. Is a home inspection required?

A. A home inspection is not mandatory for the purchase or sale of real estate at this time. Future legislation or mortgage lending requirements may require inspection. The home inspection is an important option that discloses the true condition of the property so that you have all the facts needed for decision making.

Q. Are there limitations in the scope of the home inspection?

A. Yes. The inspector will present you with a contract explaining the scope, services, exclusions & limitations and fee schedule. The inspection offers no express warranty and is limited to what is visible and accessible at the time of inspection. The inspection will adhere to the Commonwealth of Massachusetts “Standards of Practice” governing home inspectors.

Q. What should I do next?

A. After scheduling an appointment with A Quality Home Inspection, please notify your Realtor and the owner of the time and date of the upcoming inspection. Call us back if changes are needed.

​Please ask the agents/owners to make arrangements to have all of the utilities turned on and that we have access to ALL areas of the home for the inspection.
